Term: Our loans are usually structured at 12-24 months

Lending Area: Major metropolitan areas of The United States

Property Type: Residential (4+ Units) /all commercial properties considered

Loan Size: $500,000 to $25,000,000+

Interest Rates: 9%-15% (rates vary depending upon collateral)

Amortization: Interest Only

Loan to Value: Up to 70% of the 180-day, quick-sale value

Origination Fee: 4-8% taken at closing from the loan proceeds

Closing Terms: Closings in as quick as 5-7 business days after completion of due diligence

Purchasing Discounted Debt

We finance the purchase of discounted debt from the FDIC or from banks.  We do this by providing partial funding for the debt purchase or full funding when there is additional collateral available.



Land Acquisition and Land Development

We will consider funding your land acquisition prior to the completion of the entitlement process, and once the entitlements are in place we will also finance the land improvements.



Partnership Restructuring

We can assist with complex partnership restructurings by providing you with a bridge loan including funds for renovation, which will afford you the time to obtain maximum value for your exit strategy.



Bank Workouts, Foreclosures and Bankruptcies
